Challenge

SLR was selected to assess three potential development sites for possible construction of a new corporate and manufacturing facility.

Solution

SLR prepared comprehensive feasibility analyses for each site that included the assessment of on/off-site, infrastructure requirements, zoning and environmental impacts, as well as probable construction costs to develop each property.

Once a preferred site was selected, we provided detailed site engineering services for the permitting and construction document development for the 34 acre parcel including survey, site engineering design, wetland evaluation, landscape architecture and complete permitting and bid document preparation services.

The development programme included a 200,000 square foot building footprint, access roadways, significant infrastructure and utility services, and parking for 500 vehicles. The team utilised three dimensional modelling of several site grading concepts to accomplish the goals of the development programme into the challenging topography of the hilltop site.

Demolition of the existing buildings on site began in the fall of 2012 and site construction began in the spring of 2013. The extensive site work also included improvements to Turner Road off-site that added an additional outbound turning lane at the intersection with Saw Mill Road.

Our team conducted limited periodic observation of the site construction to verify conformance to the design plans and certify portions of the design to the City of Danbury.

Impact

By August of 2014, the construction work was completed and a certificate of occupancy was requested. The new facility located on a knoll at the end of Turner Road provides remarkable views of the surrounding hills and valleys of Western Connecticut.
